    1. Apply for an Internship at a Registered Estate Agency

If you're serious about joining the real estate industry, you’ll need to start with an internship. This involves working under the guidance of a principal estate agent or a fully qualified agent who has held a valid fidelity fund certificate from the Estate Agency Affairs Board (EAAB) for at least three years. Even if you or your supervisor have other qualifications, this mentor-apprentice relationship is mandatory. Before you begin, you’ll need to go through an interview process to ensure you're a good fit for the role.

    2. Register with the Estate Agency Affairs Board (EAAB)

Once you've secured an internship, the next step is to register with the Estate Agency Affairs Board (EAAB) to obtain your "intern" Fidelity Fund Certificate (FFC). This certificate is essential for legally practicing as an intern estate agent. To register, you'll need to provide the following:

    • A completed application form
    • A certified copy of your valid ID
    • A valid work permit (if you're not a South African citizen)
    • Proof of registration payment
    • An official employment letter, printed on company letterhead and signed by the principal agent of the firm

    3. Complete Your 12-Month Internship

Your internship lasts for 12 months from the date you receive your Fidelity Fund Certificate (FFC). During this time, you’ll gain practical and theoretical knowledge that will prepare you for success in the industry. The internship covers several critical areas, including:

    FieldDescription

Throughout your internship, you’ll maintain a logbook documenting all your activities, which must be signed off by your mentor or supervisor. This logbook will include completed listings, negotiated mandates, arranged house viewings, inspections, and property valuations.

After completing your internship and earning the FETC: Real Estate certification, you'll be expected to have the same level of knowledge and expertise as someone who has been in the field for years. To qualify as a full-status real estate practitioner, you must demonstrate competence in the outcomes-based NQF Level 4 Real Estate course, which requires a Grade 12 pass. This qualification grants you 150 points, equivalent to 1,500 hours of training, and typically takes around six months to complete.
